Residential Conveyancing

Helping with your Property Transactions

You have very likely heard the word conveyancing before but may not be entirely sure what it means. In law, conveyancing is the transfer of the title of a property from one person to another and the preparation of documents relating to this.

We are aware that the conveyancing process can, at times, become stressful and demanding for everyone involved so the residential conveyancing team at Fraser Dawbarns will be on hand when you need them, protecting your interests and helping you to avoid problems throughout the process. We offer flexible communications options that accommodate your needs and lifestyle, whether you prefer face-to-face communication or contact by phone, SMS or email.

An Experienced, Local Team

We deal with around 2,000 residential property matters each year and we understand the importance of timing so we manage your matter to your timescales. We translate technical terms for you and make sure that you understand what is happening. Our lawyers will meet with you to explain your options face to face and in plain English and answer all your questions.

Our residential conveyancing professionals will go the extra mile for you. If you have concerns about potential developments in the area you are looking to buy, we will find out what you need to know from the local authority. We will explain what it means for you if a building is listed or if the property is in a conservation area. Our years of experience will allow us to achieve the very best results for you.

Whether you are buying or selling your home, all property transactions will require some important decisions. Having someone with experience in the process, guiding you through your options can be invaluable. We keep you informed of developments as they happen and explain your options to make sure that buying or selling your home is as stress free as possible.

    Services for Leaseholders

At Fraser Dawbarns LLP we can help you if you are looking to extend your residential lease, or if you are looking to purchase the freehold with other tenants.

    Leasehold Extension

This is a specialist area of law and there are potential dangers which we will help you avoid. We will guide you through the set procedures, timescales to be followed and deadlines to be met. We will explain the statutory rights which, usually, allow you to extend your lease by 90 years, and which is added to the remaining term. A premium is payable and we can advise you where to go to find a leasehold surveyor who can calculate the likely amount.

    Leasehold Enfranchisement

If you are looking to purchase the freehold with other tenants we can, again, advise you in relation to the statutory procedures and in relation to the participation agreements which tenants often enter into before going ahead. You will again need a leasehold surveyor to help establish the best premium to offer. We can then deal with the notices and transfer. We will also deal with the registration for you and advise on setting up a company or declaration of trust if they are needed. If you are looking to extend your lease or acquire the freehold, contact us today to find out more about how we can help you.

    Tenancy Agreements

At Fraser Dawbarns, we help tenants by advising on leases and tenancies before moving into a rented home. We understand the need to inform you at all the stages involved in the renting process. Our residential conveyancing team will keep you informed of the progress through a method of your choice; this could by post or email.

Our specialist team has a wealth of experience advising tenants on the contents of leases and tenancy agreements including deposit schemes. If you are moving into a rented property and need help and advice with a tenancy agreement, contact us today to see how our expert team can help.
