Fixed Fee Service

It is important to us that our clients know exactly what they will pay and the scope of the services they will receive at the beginning of the transaction. That is why Fraser Dawbarns offer a fixed fee service for clients who are buying property with no hidden costs or unexpected charges. When quoting for our service, we will also detail any fees that will need to be paid to other agencies. These include stamp duty land tax (SDLT), Land Registry fees, VAT and search fees.

Pricing Options

Some people would prefer to have enhanced levels of contact during their property purchase. In order to accommodate the different requirements of our clients, we offer a choice of service levels so that you can choose the level of contact that best suits your needs.

Average Cost and Timescale

Our fees are based on the value of the property you are buying. Our typical scale fee is available here. Other factors such as whether Title to the property is unregistered or whether Title is freehold or leasehold will also influence the total fee charged. The following details assume a property value of £200,000. As timescales vary depending on the service, see the relevant section for an estimate of timescale.

Sale of a Freehold/Leasehold Property

The average length of time to complete a sale, with no complications, is 10-14 weeks. The timeframes for the transaction are very difficult to predict due to the nature of chains but from the point of instruction to the point when you complete the sale of your property the 14 weeks is a realistic timescale. Each stage of the process is dependent on the cooperation of the individuals involved so to provide average timescales for each stage is very difficult. Transfer of a Freehold/Leasehold Property

For a transfer of a freehold property where there are no complications the average length of time to complete is 4-6 weeks. Our service includes transferring a property which you already own between you and a co-owner. Fees will be approximately as shown in the table below, provided there are no complications during the course of the transfer taking place. Leasehold Properties

If any of the above transactions involve a leasehold title then there will on average be an additional charge by Fraser Dawbarns LLP of £750 plus VAT.

If the property is leasehold there can be delays in obtaining information from management companies which are out of our control but which may extend the average time period estimated in the freehold examples.
