Iain Grimes
Iain Grimes is a residential property specialist solicitor, and joint Head of the Residential Conveyancing department. He is based in the Downham Market office and has been Fraser Dawbarns’ Managing Partner since 2020.
Iain has extensive expertise in all types of residential property transaction. He is particularly interested in property investment for clients and advising builder clients on the purchase of development sites and the sales of those plots. Iain’s typical clients can be small privately owned building companies, but also individuals buying a new home and selling their current home.
Iain particularly enjoys meeting with clients and understanding their problems and concerns, and the challenge of overcoming problems, especially if that involves coming up with a practical solution to the problem. Iain always provides clear advice which is focused on the problem presented and will not shy away from giving his advice, even though it may not be the answer a client may want to hear.
Career
Iain studied for a BSc (Hons) in Law with Business at the University of Hertfordshire. This provided him with not just the necessary understanding of the law, but also an understanding of personnel management, business structures, and marketing. After graduating with a 2:1 (Hons), Iain took the Legal Practice Course at the College of Law in Chester.
Having obtained his LPC, Iain completed his training contract and qualified as a solicitor in March 2000. He then joined a Norfolk-based law firm, where he specialised in residential property law and was invited to join the partnership four years after qualifying. Iain left in January 2008 to join Fraser Dawbarns to head up the Residential Conveyancing department. He has since become the Senior Responsible Officer for the firm’s Conveyancing Quality Scheme.

- Buy-to-let purchases and other property portfolio advice
- Lease extensions
- Shared ownership purchases
- Equity release.
Personal Interests
Iain is an avid motorcyclist (holding both the Institute for Advanced Motorcycle riding and a ROSPA gold award). For over ten years, he was a volunteer blood biker for Norfolk Blood Bikes being on call from 7pm to 7am four nights a month. Iain has taken a break from his volunteering due to work commitments but remains a supporter of the charity.
In his spare time, Iain enjoys spending time with his wife and two daughters, and taking relaxing holidays, usually in Europe. He also enjoys playing the piano and campanology, interests fostered by his grandparents whilst growing up in West Norfolk. When time permits, taking his beloved Honda VFR1200f out for an exploratory run through Norfolk (and sometimes a little further afield) is the best relaxation he can think of.
