Many people are daunted by buying property. This is understandable, a house is the largest purchase that most people are ever likely to make.

At Fraser Dawbarns, our conveyancing team aims to help our clients through the process, explaining any unfamiliar terms in plain English and working to reduce delays for our clients whenever possible.

Buying a house is a decision with a significant financial outlay, so having a team of professionals who know and understand the local area can significantly reduce the stress of the situation and help make the conveyancing process run as smoothly as possible.

Fraser Dawbarns pride ourselves on our local knowledge and expertise. Our conveyancing team have detailed knowledge of the towns and villages in our region, allowing us to provide our clients with advice on issues that may affect a particular village. This could range from low flying aircraft to traffic problems on connecting roads which may be overwhelmed by slow vehicles at certain times of the year.

This local knowledge sets us apart from the conveyancing factories. These companies are usually based outside the region, and their information about an area will come from statistical analysis and data searches. We do not believe that this data-driven approach is an effective substitute for the information that those who live in an area are able to provide.

The property team at Fraser Dawbarns have also established good working relationships with a large number of local property agents, which allows us to provide a service that cannot be matched by a firm who is operating outside the region.

Fraser Dawbarns are accredited by the Law Society under the Conveyancing Quality Scheme (CQS) which is only available to firms that provide “quality residential conveyancing advice”. The scheme enables us to act for all mortgage providers, so a client will not have to use a different solicitor to their mortgage company, which has the potential to cause additional time delays and higher costs.

In addition, the CQS scheme requires us to monitor our client feedback at the end of a sale or purchase so we can ensure that our standards are being maintained and to demonstrate that we learn from our feedback by improving our service on a continual basis.

Delivering great client service is of paramount importance to us. Over the past year, more than 97% of all feedback received from client surveys has given us a positive rating for ‘Quality of Service’. 83.2% of this feedback has rated us as ‘Excellent’ and 14.2% has considered our service to be ‘Good’.

We offer our clients a fixed price service with no hidden extras, providing you with a written quotation setting out our costs and the costs we will incur on your behalf (such as searches, environmental risk assessments, etc)

You will also get direct email and phone contact with the person dealing with your transaction and have the option for a one to one meeting where we can explain the legal jargon in the contract and the title deeds.

Whether you are a first time buyer, whether you are growing your property portfolio or whether you are looking to buy your retirement home, the team at Fraser Dawbarns will help you from the beginning of your transaction, right through to the end.

We strongly believe that the large conveyancing firms or the online conveyancing solutions cannot give the same level of personal service which Fraser Dawbarns have offered for almost 180 years.  If you would like to find out more, please contact Fraser Dawbarns at info@fraserdawbarns.com or at one of our offices in Ely, March, Downham Market, Wisbech or King’s Lynn.
